Baulkham Hills, NSW – Suburb Investment Overview

Baulkham Hills is an established Hills District suburb about 30 kilometres north-west of the CBD, straddling Windsor Road between Parramatta and Castle Hill. Norwest’s business park and metro station sit on its northern edge. The suburb itself is mostly family houses, schools and a long retail strip.
Location & Public Transport Access
Windsor Road is the historic spine. The metro is next door rather than in the middle of the suburb.
Key transport options
- Metro nearby: Norwest and Bella Vista stations, on the M1, are the closest. From 30 October 2026 that line runs through the CBD to Bankstown.
- Buses: Frequent buses along Windsor Road and Old Northern Road toward Parramatta and Castle Hill.
- Road: Windsor Road, the M2 motorway along the southern edge, and Norwest Boulevard.
Investment insight:
Streets near Norwest station and streets at the southern, M2 end of the suburb do not share one commute. Price the actual walk or drive.
Amenities, Dining & Lifestyle
Baulkham Hills has the everyday centre many newer estates still lack.
Local places
- Stockland Baulkham Hills
- The Bull and Bush Hotel and the Windsor Road strip
- Norwest business park and lake, on the northern boundary
- Local bushland reserves off the ridges
Investment insight:
Norwest jobs plus Hills schools are why owner-occupiers compete here even without a station in every street.
Schools & Education
The suburb is known for a cluster of high schools, including a selective school.
Schools
- Baulkham Hills Public School and Baulkham Hills North Public School
- Jasper Road Public School and Crestwood High School
- Model Farms High School and Muirfield High School
- Baulkham Hills High School, a selective school
- St Michael’s Primary School
Investment insight:
Selective-school proximity supports demand, but a selective school is not a local right. Do not pay a catchment premium for an exam you still have to sit.
Property Prices
House sales reported for the 12 months to 22 October 2026 put the median house price in Baulkham Hills at about $1.93 million, from 343 sales.
343 house sales is a reasonably solid sample. The median still describes the middle sale, not a typical unit, townhouse or new-build package.
Baulkham Hills tracked just under Kellyville on a similar, large sample. Both are Hills family markets. Baulkham Hills is the older and more established of the two.
Treat the figure as context for a borrowing conversation. It is not a valuation, and it is not a forecast of the next five years.
Why Buyers Look at Baulkham Hills
Buyers and investors usually come back to the same practical points:
- Established Hills housing about 30 km from the CBD
- Norwest jobs and M1 stations on the northern edge
- M2 along the south
- A deep public high school network, including a selective school
- 343 house sales, a stable median
Conclusion
Baulkham Hills is a family suburb with real schools and real prices. The loan should be built around income, the deposit and how long you will hold, not around a metro station two suburbs away unless that station is actually your commute.
