Castle Hill, NSW – Suburb Investment Overview

Castle Hill is the main centre of Sydney’s Hills District, about 34 kilometres north-west of the CBD and about 9.5 kilometres north of Parramatta. It spreads across The Hills Shire and Hornsby Shire, with Castle Towers, a metro station and a long-standing mix of family houses and, more recently, apartments near the station.
Location & Public Transport Access
The metro replaced a long bus-only commute for a large part of the suburb.
Key transport options
- Metro: Castle Hill station is on the M1. From 30 October 2026 the line continues through the CBD to Bankstown.
- Buses: Windsor Road and Old Northern Road still carry frequent buses toward Parramatta, the CBD and neighbouring Hills suburbs.
- Road: Windsor Road, Old Northern Road and Showground Road. The M2 is to the south via Pennant Hills or North Rocks.
Investment insight:
Castle Hill’s price is a metro-and-schools price. The 507 house sales in the year make the median one of the more reliable figures on this list.
Amenities, Dining & Lifestyle
Castle Towers is the retail anchor, and the station precinct has filled in around it.
Local places
- Castle Towers
- Castle Hill station precinct and Showground station one stop away
- Castle Hill heritage park and the older village around Old Northern Road
Investment insight:
Apartments near the station and houses on the ridges are separate markets. Do not use the house median to judge a unit, or the other way around.
Schools & Education
School choice is a standing reason families move to Castle Hill and then stay.
Schools
- Castle Hill Public School
- Castle Hill High School
- Excelsior Public School
- Oakhill College
- Gilroy Catholic College
- St Bernadette’s Primary School
Investment insight:
Demand from families is durable. It is also why entry prices are high and rental yields on houses are usually modest.
Property Prices
House sales reported for the 12 months to 22 October 2026 put the median house price in Castle Hill at about $2.31 million, from 507 sales.
507 house sales is a reasonably solid sample. The median still describes the middle sale, not a typical unit, townhouse or new-build package.
Castle Hill was the highest house median on this list after Mosman, Chatswood, Neutral Bay and Burwood, and the sample of 507 sales is large.
Treat the figure as context for a borrowing conversation. It is not a valuation, and it is not a forecast of the next five years.
Why Buyers Look at Castle Hill
Buyers and investors usually come back to the same practical points:
- M1 metro in the town centre, through to the CBD and Bankstown from 30 October 2026
- Castle Towers and a complete suburban centre
- A deep school network across public and independent campuses
- 507 house sales, a stable median
- About 34 km from the CBD but priced as an established Hills centre, not as outer Sydney
Conclusion
Castle Hill is a long-term family hold. The useful work is borrowing capacity, school catchment and whether you are buying a house or a station apartment. Those are different loans.
